New 100,000-square-foot retail center to feature national brands and generate an estimated $44 million in annual economic impact
MISSION, TEXAS — Mission is set to welcome its first major new shopping center in decades with Shops at 495, a $27 million retail development set to break ground this fall in central Mission.
Located at SH 495 (Griffin Parkway) and Conway Avenue, the more than 20-acre project is being developed by Merit Commercial Real Estate and will feature approximately 100,000 square feet of retail space, including half a dozen national brands and surrounding pad sites for additional businesses.
Once fully operational, Shops at 495 is expected to create hundreds of new jobs and generate an estimated $44 million in annual economic impact, according to an economic impact analysis conducted by The University of Texas Rio Grande Valley.
“Shops at 495 is a major investment that speaks to the strength of Mission’s retail market and where our city is headed,” said Teclo Garcia, CEO of Mission Economic Development Corporation. “We’re seeing real momentum across Mission, and this project brings more national brands, more jobs and more investment into the heart of our city. Merit Commercial Real Estate sees the opportunity here, and we’re excited to see this development move forward.”
Several businesses are already operating at the site, including Starbucks, Fork to Fit and Wing Daddy’s, with more on the way. The development builds on Mission’s continued growth and private investment, further strengthening the city’s retail landscape.
